How to Repair Skylights for the Home

Skylights are a great addition and can increase the value of a property. They add light for an area that may need more light and are very energy efficient. Many people install them into their home to change the appearance and atmosphere on the particular space. The biggest nervous about skylights is maintenance. Although skylights do not take much fixing and cleaning usually there are some things that home owners need to consider when maintaining their own skylight windows. If the area that the house is situated in is subject to extreme climate then leaks is a specific concern.

There are a few obvious signs that a skylight carries a leak in it. These kind of signs include: discoloration in the window, water stains to the ceiling, drywall damage, mould growing, water drops from the window, water collecting in the skylight, cracks in this skylight.

During a rainstorm water may be seeping in and available causing the flashing to help leak. If the skylight is leaking during cold temperature then poor insulation may be causing a buildup of condensation for the skylight. Although it is possible to train on a quick fix to maintenance the leak with tar or caulk, it is best to put on a more permanent fix to guarantee the skylight will last for years to come.

If the flashing has to be replaced it’s best to consult an expert. The flashing is the metal material on the outside of the skylight. Its purpose is to divert water down and away from the rooftop. However, it is possible with regard to leaks to appear on top of the flashing or at the side edge. If a leak appears above the skylight it’s typically caused by the rocks, snow, or debris that blocks water and factors it to pool. This is certainly problematic because water may well escape by getting with shingles or leaking with the flashing. Leaks in the flashing are preventable as long as they are installed properly.

A few suggestions with regard to fixing this are to interchange side flashing with measure flashing. This uses several overlapping metal pieces misshapen at an angle. The metal pieces are woven into the shingles to allow rain to wash away from the edge of the frame.

Sometimes the skylight may look like it is leaking but is not. Condensation may be dripping in the skylight on a cold day. This is due to improper insulation. To fix this this drywall around the skylight needs to be removed. Then insulation can be added between the framing member and the skylight.
